Overview of Isle of Palms Real Estate
Since the early 20th century, the Isle of Palms SC has drawn people away from the summer heat and hassle of life in Charleston to enjoy the cool ocean breezes and quietude of a natural beach village. Not until the mid-1970s did the quaint Isle of Palms make its way into the international spotlight for its luxury resort accommodations and amenities. Since then, Isle of Palms real estate values have continued to appreciate, much to the delight of locals and Isle of Palms real estate owners.

With the coastal South Carolina region ranked among the nation’s most desirable places to live, the Isle of Palms SC is expected to continuing headlining as one of the most sought after and coveted places to live. Prices for homes within the Isle of Palms real estate market generally range from about $500,000 to $3 million and up, with the average price near $1.5 million, a median home value significantly above the state’s average.

Largely single-family homes, Isle of Palms real estate is often purchased as a second home or retirement home. Isle of Palms condos, which are available primarily behind the gates at Wild Dunes, are considered among the area’s best investment properties for the Isle of Palms. Real estate on the Isle of Palms is classified as oceanfront, ocean view, resort view, near ocean, or marina homes. Everything from spacious modern homes to traditional beach houses to quaint villas and clusters of cottages to finely appointed condos offer wide ranging lifestyle options for residents and those interested in Isle of Palms real estate.

New Construction
Although the Isle of Palms SC offers the beauty and fullness of a mature community, a limited number of new single-family homes are still being constructed within the Isle of Palms real estate market.

Also of note in new construction is Lowe Destination Development and Destination Hotels and Resorts’ latest undertaking, The Village at Wild Dunes. The Isle of Palms real estate project is currently offering fully furnished one-, two- or three-bedroom studios or stunning penthouses with 360° views of the resort, Atlantic Ocean and Intracoastal Waterway packaged with the services, amenities and hospitality reminiscent of the world’s finest hotels. A limited number of these spectacular vacation residences inside a full-service village setting are now for sale among the Isle of Palms real estate market, and are considered a rare find in today’s competitive Charleston SC real estate market.

Dewees Island
Dewees Island is a 1,200+-acre private oceanfront island located just north of the Isle of Palms SC. Access to Dewees Island is available only to Dewees Island real estate owners and their guests. Restricted by the Island Covenant, only 150 home sites will ever be available on Dewees Island, with only a few remaining for sale among the limited Dewees Island real estate market.

Little Goat Island
Little Goat Island, located next to the Isle of Palms on the Intracoastal Waterway, is a secluded escape from the rush of the city. It is accessible only by boat from the Island of Palms, and houses on the Little Goat Island real estate market are rare.

Sullivan’s Island
With its quiet residential neighborhoods and semi-tropical terrain, Sullivan’s Island is a classic South Carolina beachfront community. Located just south of the Isle of Palms, this small barrier island has preserved much of its old character. Sullivan's Island is a place where restaurants and pubs line two blocks of popular Middle Street, more than four miles of white sand beaches tempt swimmers and sunbathers, and long summer days are spent fishing, crabbing and shrimping.
